Reservation Verification & Check-in/out: ────────────────── ✅ Only the primary guest must use the Airbnb message thread and, a) upload a valid government-issued Identification, b) confirm they have read the house rules, prior to arrival. By law & community access rules, all guests must provide a valid ID. Info is securely stored and only shared if required by law. Only the primary guests must send ID after booking to confirm. The remaining guests are registered on-site with security to prevent third-party bookings. ✅ 🌇 Check-In ( 4 PM ): Plan to arrive after 4 PM to avoid inconveniences. As a courtesy, easy going guests can arrive as early as 3pm with the understanding the maid might still be finishing. Phases 3-6: This property allows direct access bypassing the welcome center if the guest specifically specifies to security they’re going to villa 43. ✅ 🌅 Check-Out 11 AM $40/hr after 11. We often offer free late check-out if there’s no same-day arrival. Please let our cleaner start at 11 and have bags packed. Questions? Just ask—if no one’s checking in, we’ll try to be flexible! 💛 2. Guest Capacity & Visitor Policy ────────────────── ✅ Max 2 guests (13+) per bedroom. Up to 2 additional children (ages 2–13) allowed with prior approval and must be accompanied by at least one guardian. Infants under 2, Approved tourism-licensed drivers and friends pickup/drop off during arrival or departure don't count toward total ✅ Guest Definition: Anyone entering the property—no matter how briefly (including staff like drivers or chefs)—must be counted as a guest, even if not staying overnight. Guests besides the primary renter can only be replaced after 4 PM the next day when capacity is at the limitation. No overnight swaps. For guests rotating visitors, fees don’t cover extra towel changes or excessive cleaning. ⚠️IMPORTANT! Quiet Hours: 10 PM–7 AM - No music outside during these hours. - Indoor music must be low, with doors and windows closed. ⚠️ Not allowed at any time:⚠️ - Parties or events - Undeclared visitors, Absolutely no visitors allowed beyond the declared guest count on the reservation, Update your reservation guest count if it is not accurate to account for any visitors you might have entering the property, regardless of duration or staying overnight. 3. Norms to understand ────────────────── ✅We rely on gas for the oven, dryer, bbq and hot water heater, if any of these items are not working, it is likely you require more gas. When you run out of gas. Please contact us if this situation occurs. ✅Gated community with 24/7 security. Power outages are common here, but a backup generator kicks in within seconds (except during maintenance). Devices like TVs and the internet may briefly reset—thank you for your understanding. ✅Toilet Use: Homes in our community use septic tanks, Similar to anywhere else in the country, Do not flush toilet paper or any plastic items. Use the waste bin provided. ✅ No Smoking Indoors: This is a smoke-free space indoors—thanks for keeping it fresh! Smoking is allowed on the patio with doors closed. A $300 deep cleaning fee applies for indoor smoking. ✅ The air conditioner turns off twice daily at 11 am and 3pm, guest can simply turn it back on if you wish. There is only air conditioning in the bedrooms, if guest wish to cool the entire house, they can leave the bedroom doors open and shut all windows and doors. 4. Community Rules ────────────────── ✅ No Drone, 4x4s and motorcycles must park in designated areas, do not park on the street ✅Pool & Garden: Staff work Mon–Fri (8:30 AM–4:30 PM), Sat (8 AM–12 PM). Gardening takes ~2 hrs, pool ~1 hr, done several times a week. Their presence is part of regular upkeep, not a privacy intrusion. ✅ Maid schedule is 2-3 times a week, they arrive usually at 11 am on Monday, Thursday and/or Saturday. guest permit the maid to enter the unit and in the event they wish not to Receive this service, they have the option to contact the host or decline the service. ✅ Tropical Environment: Ants and mosquitoes are normal here, we do have plenty of zappers in the bedroom and outside to assist. We do our best, but need your help—keep doors closed or use screens, keep food in the kitchen/patio area, clean crumbs, and seal all food.
