1. Reservation Verification & Check-in/out: ────────────────── ✅ Only the primary guest must use the Airbnb message thread and, a) upload a valid government-issued Identification, b) confirm they have read the house rules, prior to arrival. By law & community access rules. Only the primary guests must send ID after booking to confirm. The remaining guests only need to show their identification if irregular circumstances occur. The main guest must ensure all members of their group are aware of and comply with these rules at all times. ✅ 🌇 Check-In ( 4 PM ): Plan to arrive after 4 PM to avoid inconveniences. As a courtesy, easy going guests can arrive as early as 3pm with the understanding the maid might still be finishing. ✅ 🌅Check-Out (10 AM ): Plan to leave before 10 AM. As a courtesy, you can stay till 11am if all personal items are packed and placed at the entrance and you allow the maid to begin preparing for the next guest arrival. We try our best to offer free late check-in/out, but if it affects the next guest, it’s $20/hour. After 3 hours, we charge for an extra night. 2. Guest Capacity & Visitor Policy ────────────────── ✅ Max 2 guests (13+) per bedroom. Up to 2 additional children (ages 2–13) allowed with prior approval and must be accompanied by at least one guardian. Infants under 2 do not count towards capacity total. ✅ Guest Definition: Anyone entering the property—no matter how briefly (including staff like drivers or chefs)—must be counted as a guest, even if not staying overnight. ► ► ⚠IMPORTANT! Quiet Hours: 10 PM–7 AM - No music outside during these hours. - Indoor music must be low, with doors and windows closed. ⚠ Not allowed at any time:⚠ - Parties or events (including birthdays) - Disruptive or open-invite gatherings - Excessive noise or disturbances - Bringing speakers onto the property - Any noise levels disturbing neighbors, even outside quiet hours - Undeclared visitors, Absolutely no visitors allowed, only guest included in your reservation can enter the property. Update your reservation guest count if it is not accurate. - Littering, smoking issues, parking issues - Trespassing or vandalism ⚠ This is a peaceful residential community. Any complaints regarding the aforementioned or violating Community Disturbance Policy Airbnb’s policy here: https://www.airbnb.com/help/article/3345 will require you to vacate the property without refund immediately regardless of the time. 3. Norms to understand ────────────────── There is not on-property parking, only street parking is available. it is a safe neighborhood. ✅We rely on gas for the oven, and hot water heater, if any of these items are not working, it is likely you require more gas. When you run out of gas. Please contact us if this situation occurs. ✅ Power outages are common here, this property is on normal pubic utility, pricing includes up to 5 hours of outages which will also affect the water as it required electricity to the pump to run. Devices like TVs and the internet may briefly reset—thank you for your understanding. ✅ This is a private home, not a hotel—cleaning during the stay isn’t included. Guests must keep it clean and return it as received without the need of a deep clean. Cleaning can be booked with 24 hrs notice (business hours only). Please report any issues on arrival that may affect your stay. • Maid Refresh: $40, Towel/Linen Change: $30 ✅Toilet Use: Do not flush toilet paper or any plastic items. Use the waste bin provided. Guests cover any costs for unclogging. ✅ No Smoking: This is a smoke-free space indoors—thanks for keeping it fresh! Smoking is allowed on the patio with doors closed. A $300 deep cleaning fee applies for indoor smoking. 4. Community Rules ───────────────── ✅ Water / Cistern: This house relies on a cistern filled by a water truck, as there is no direct city water connection. Guests must manage water use and notify us to prevent shortages. Usually low pressure or lack of water is because you require a refill. If the water runs out, contact us immediately for a refill, typically within an hour. Water delivery is unavailable from 10 PM to 8 AM (Mon-Fri) and 7 PM to 8 AM (Sat-Sun); late requests will be handled in the morning. This is standard for the area and a rental condition. The cistern is located in the parking area. Our pricing covers normal usage—please report leaks and avoid wasteful practices. Excessive use (3x trucks per week) incurs a charge of 1,000 pesos per truck for additional usage. ✅ Tropical Environment: Ants and mosquitoes are normal here. We do our best, but need your help—keep doors closed or use screens, keep food in the kitchen/patio area, clean crumbs, and seal all food.
