Reservation Verification & Check-in/out: ────────────────── ✅ Only the primary guest must use the Airbnb message thread and, a) upload a their valid government-issued Identification, b) confirm they have read the house rules, prior to arrival. By law & community access rules, all guests must provide a valid ID. Info is securely stored and only shared if required by law. Only the primary guests must send ID after booking to confirm. The remaining guests are registered on-site with security to prevent third-party bookings. Only original, government-issued identification cards are accepted. ✅ 🌇 Check-In ( 4 PM ): Plan to arrive after 4 PM to avoid inconveniences. As a courtesy, easy going guests can arrive as early as 3pm with the understanding the maid might still be finishing. ✅ 🌅 Check-Out 11 AM $40/hr after 11. Guest Capacity & Visitor Policy ────────────────── ✅ Max 2 guests (13+) per bedroom. Up to 2 additional children (ages 2–13) allowed with prior approval and must be accompanied by at least one guardian. Infants under 2, Approved tourism-licensed drivers and friends pickup/drop off during arrival or departure don't count toward total ✅ Guest Definition: Anyone entering the property—no matter how briefly (including staff like drivers or chefs)—must be counted as a guest, even if not staying overnight. Guests besides the primary renter can only be replaced after 4 PM the next day when capacity is at the limitation. No overnight swaps. For guests rotating visitors, fees don’t cover extra towel changes or excessive cleaning. It is agreed that, if any unapproved guest or visitor in excess of the occupancy limit stated above enters the property at any time, a fee of US$50 per person multiplied by each day of the reservation shall apply, regardless of whether such person stayed overnight or was present only briefly. This fee represents the additional amount that would have applied had the guest properly requested approval and such approval been granted. ⚠️IMPORTANT! Norms to understand ────────────────── ✅We rely on gas for the oven, bbq and hot water heater, if any of these items are not working, it is likely you require more gas. When you run out of gas. Please contact us if this situation occurs. ✅Gated community with 24/7 security. Power outages are common here, but a backup generator kicks in within seconds (except during maintenance). Devices like TVs and the internet may briefly reset—thank you for your understanding. ✅ Please note: This is a private home, not a hotel. Routine cleaning during your stay is not included. Guests are expected to maintain the property and return it in the condition it was received—without requiring a deep clean. Cleaning services are available upon request with 24 hours’ notice during business hours. These optional, non-mandatory services include: Maid Refresh: $50 Towel/Linen Change: $40 Laundry Room Access: $20 (Free for stays over 7 days) If you notice any cleanliness issues upon arrival that you may be sensitive to or that could negatively affect your stay, please report them immediately. Timely reporting allows us to resolve the issue quickly and confirms it was not caused during your stay. Most importantly, it helps us ensure your comfort from the beginning. Cleaning fees do not apply to issues promptly reported and clearly not caused by you. ✅Toilet Use: Homes in our community use septic tanks, Similar to anywhere else in the country, Do not flush toilet paper or any plastic items. Use the waste bin provided. ✅ No Smoking Indoors: This is a smoke-free space indoors—thanks for keeping it fresh! Smoking is allowed on the patio with doors closed. A $300 deep cleaning fee applies for indoor smoking. 4. Community Rules ────────────────── ✅ No Drone, 4x4s and motorcycles must park in designated areas at the entrance of the community, do not park on the street ✅Pool & Garden: Staff work Mon–Fri (8:30 AM–4:30 PM), Sat (8 AM–12 PM). Gardening takes ~2 hrs, pool ~1 hr, done several times a week. Their presence is part of regular upkeep, not a privacy intrusion. ✅ Tropical Environment: Ants and mosquitoes are normal here.
